2014 - 2015 Site Painting and Door Replacement Project

 

The Painting and Door Replacement Project link is maintained for future project planning reference.

This project was officially completed during April 2015.

 

Overview

The Auburn Lakes Condominium Association contracted with Gulfside Painting Company of Sarasota to paint our complex buildings. The contract was signed on April 29, 2014. The Painting Project start date is targeted for November 17, 2014 and to be completed by end of February 2015. An additional contract was signed with Scott Paint.

The Painting Project scope includes all buildings, carport ceiling repair and painting, replacement of unit doors, lockset and painting the dumpster locations along with the North Wall separating Auburn Lakes from Sawgrass. The color scheme will be from the same paint color family, meaning virtually the same as original. The carport ceilings will be changed to the contrast color from the main body color to help cover the repairs.

During the painting project, the Auburn Lakes Condominium Association will contract with a local vendor for replacing all unit and carport metal doors with fiberglass doors and will be referenced as the Door Replacement Project. The doors will be a similar design as currently present, but will be fiberglass to resolve an ongoing rust issue. For residents who still have an original Kwikset lockset, the new lockset will use the same key. If owners have changed locks from the originals, please ensure that the Association has a current key. Access to every living unit and storage unit will be needed to replace the doors and we are using the keys in our possession to re-key the new hardware.

Owner Preparations - Painting Project

All cars will need to be moved for the power washing, carport ceiling repairs, and carport painting.

Any cars that are left at the Association when the owners are not in residence will need to complete the Car Identification Form available here, at clubhouse, and at Keys-Caldwell to inform the Board on who has a set of keys for the car and how to contact them.

Any entry way decorations, chairs, etc. must be moved indoors. The Association will be posting an approximate timeline so these items will not need to be removed for the entire project.

Prior to painting, buildings and lanais will be power washed. A power washing schedule will be announced prior to start of painting project.

 

Owner Preparations - Door Replacement Project

For residents who still have an original Kwikset lockset, the new lockset will use the same key.

If owners have changed locks from the originals, please ensure that the Association has a current key. Access to every living unit and storage unit will be needed to replace the doors and we are using the keys in our possession to re-key the new hardware.

The Board will conduct a key lock verification at individual units between September 22 and September 25 to ensure all keys in the Board's possession are current. Please see the Door Replacement Project Notice for specific details and unit owner responsibilities.

 

Lanai Painting Option, Cost, Scheduling Form and Owner Access Planning

Lanai painting is optional and is the responsibility of each unit owner. The order period is closed. Once a building is power washed and painted, owners WILL NOT be able to request lanai painting.

The Association has negotiated a price of $135 for lanai ceiling and walls. There is additional option for floor painting at $110. Residents will be responsible for paying Gulfside directly for lanai painting.

Lanais will be painted during the painting of individual buildings. Please plan accordingly to allow access to your unit for lanai painting. Lanais must be power washed before your building is painted which also requires unit access. It is the owner's responsibility to provide unit access for power washing and painting based on the forecasted painting project schedule and individual buildings. Please consider this fact if electing to have lanais painted.

Gulfside will only provide lanai painting service. No other special requests will be accepted. Ceiling fans can be left installed in the lanai and Gulfside will drop the ceiling interface cup before painting.
